From digging foundations to handing over keys, it normally takes around 5-6 months to build a new home.

All you need to do is contact the selling agent listed against the development that you’re interested in and give them a call. They’ll be able to tell you all about the development, the available properties, how to arrange a viewings and what you need to do to secure your new Fermac home.

Everyone is slightly different, but most people will need a deposit which is typically 10% (or more, occasionally as low as 5%) of the purchase price. You’ll then need money for legal fees, stamp duty (if applicable), as well as your moving costs and money to furnish your new home. It can all seem a bit much, which is why we recommend you speak to a financial adviser as soon as possible. They can normally help with goal and target setting. If you don’t have a solicitor already, you can ask our selling agents for some recommendations, or alternatively do a “google local” search for the area in which you are buying. It normally makes sense to use a solicitor in or near the town you are buying, but it is not essential.
When can I sign my House Sale Agreement or “Contract” for short? In order to be able to sign your contract, you will need to have your finance in place, either cash, or a “full mortgage offer” from your mortgage lender. If you are using a mortgage, you will need to sign your full mortgage offer before you sign the contract to buy your new home. If you have questions on this, you should ask your Solicitor.

When you sign your contract, you will be asked to pay a deposit, normally equal to 10% of the purchase price of your new home. There are some circumstances where a deposit can be reduced, but these are rare and on a case-by-case basis. The deposit is required to show that you are serious about buying your new home and also to allow you to make your own purchaser selections and extras. Deposits up to 10% are normally protected and insured by the NHBC, our warranty provider.

Once you book your house you have between 6- weeks to provide a signed unconditional contract. Once your finance is in place, you sign your contract and pay your deposit. Once we counter-sign and return your contract, we are legally bound to build the house for you and you know your purchase is secure.

We will normally ask you out to make your purchaser selections around between 2-4 months prior to construction completion, normally the longer the better, as it gives you more flexibility.

Our standard extras are listed in our brochure and will be offered to you in your welcome letter. Their availability will depend on what stage of construction your reserved home is at. Further reasonable requests can be made, so please just ask if this is the case and we will investigate your request for you and quote if it is possible. However, please note that we cannot always accommodate extra requests and that we do not offer a bespoke/custom build house service as part of our offering.

This covers the built fabric of your home, windows, walls, doors, wiring, plumbing, joinery, plastering, drainage and outdoor areas. There are some sensible exclusions, such as appliances (manufacturer warranties still apply), minor hairline cracking (cracks 4mm or more in width are covered) and minor surface inconsistencies (those not clearly visible from 2m away)

This covers the main structure and fabric of your house against serious issues or major inherent defects which were present, but not visible at handover. We normally place this cover with the NHBC who are the UK’s largest home warranty provider. We have been working with them for over 30 years and carry their highest A1 rating, which is reserved for their longest standing builders with the lowest claims records.

On the day of handover, we will meet you at your home and do our handover induction tour with you, typically late morning or early afternoon. In the background the solicitors will be transferring funds, which normally arrive before we are finished. To release keys, the completion funds must reach our solicitor’s bank account AND the solicitors must agree that we are “complete”.
