Your new home

Week 1

Booking

Secure your provisional finance (Mortgage Decision In Principle “DIP” or Approval in Principle “AIP) or other finance, get evidence of your contract deposit (normally 10%), choose a Solicitor and then request a booking with the Selling/Estate Agent for your preferred home
Week 1

Finance

Proceed with your “full mortgage application”, approx. 5 months prior to completion (or straight away if your expected completion is less than 5 months away)
Week 2

SOLICITORS/LEGALS

Reach out to your Solicitor and check if they have everything that they need. Also ask them to raise any “pre-contract enquiries” now while your mortgage/finance is ongoing
Week 4 - 6

FINANCE

Continue with your mortgage application until you have a “full mortgage offer” or all finance in place. Once all of your finance is in place, you should be able to sign your contract
Week 6 - 8

SIGNING YOUR CONTRACT

Make an appointment with your Solicitor to review the contract and sign both your contract and your mortgage offer (if applicable). You should also be asked to pay your contract deposit across to your Solicitor at this time.
Week 6 - 8

PURCHASER CHOICES

Around the contract stage we will ask you to make an appointment to make your “purchaser choices” for kitchens, tiles and floor coverings.
Week 13 - 14

COMPLETION / HANDOVER & INDUCTION TOUR

Once the completion date is confirmed, we'll proceed with the final fit-out. Assuming no delays, we'll contact you a few days before completion to schedule an induction tour of your new home, typically between 11:30 am and 1 pm. During the tour, we'll show you each room, answer your questions, and transfer utilities to your name.

Important Notice

On the day of Completion/Handover, your new home will not be legally yours until completion monies arrive with our Solicitors. Therefore for insurance purposes, no deliveries or personal property can be delivered to your new home until the legal process is complete. For Health & Safety reasons, we also need to carry out the Handover Tour before we can release keys to you.

For these reasons, we would recommend that you do not schedule any deliveries for the completion/handover date, as it will be mid-late afternoon before we can release keys to you and in addition, there is always a chance it could be legally delayed until the next working day.
